Next Open Meeting of the DCHA BOD -- March, 2008

Effective August 2006, the DCHA BOD decided to hold four (quarterly) Board/Homeowner meetings per year, which will be open to homeowner attendance. The next of these quarterly meetings will be in March, 2008, in Admin. Information regarding the meeting agenda, procedures for call-ins, and methods of submitting questions for those not able to be present, will be distributed from the BOD by email prior to the meeting.

The remainder of monthly meetings of the BOD will be closed to homeowners, but Minutes will be published via the email Notification system.

Trash Policies

The City of Portland has once again implemented a requirement for blue "City of Portland" bags for trash disposal on GDI. Blue trash bags can be purchased at Portland grocery stores, as well as at the Casco Bay Ferry terminal. A small number of blue bags may be available from Roger for emergency use. Please do not place trash at the curb unless it is tightly bagged in the City blue bags, with the bags inside securely lidded trash bins.


Portland has also re-implemented the island recycling programs. Please contact Roger Shoemaker for more information.


Dog Policies

At it's May '06 meeting, the BOD adopted a policy regarding transportation of dogs in the shuttle buses, and this policy continues to be in effect. For the morning "work" run (to the 6:50AM ferry at the State pier), two runs will operate, running at 6:20 with dogs and 6:35 without dogs. Reservations are required for both runs.

All other runs will accomodate dogs with the provision that dogs MUST be on a leash, well behaved, and be seated in the rear half of the bus. Dogs must be held, in carry-all's, or be on the floor - they may not sit on seats.

Homeowners are also reminded that, effective August 2007, the BOD  voted to revert to strict interpretation of the Covenants regarding pets (4.19), such that all dogs must be on leash when outside/on common property. Under no conditions may dogs run loose at DC. Homeowners must also clean up after their dogs. Fines will be levied for violations of these policies, as per policy (see Homeowner Manual).

In addition, a reminder that renters are not allowed to bring dogs, and that homeowner are responsible in all regards (including fines) for the behavior of dogs belonging to their guests.

Home Maintenance Projects and Shared Contractors

When a homeowner arranges for a service contractor (or if you need help finding a contractor), please contact Roger Shoemaker (on-site manager). Roger will determine whether there are other homeowners  interested in using the same contractor, and possibly getting a better price for all. Some joint projects presently in the works:

Golf Cart Service: Anyone is in need of general or specific service/repair, please let Roger know. [DCHA is currently recommending ABL Golf Cart, in Waterboro, for winter storage of golf carts].

Propane Purchase: Peaks Island Fuels is now taking over for Garland Energy of Old Orchard who took over from Suburban to provide propane service the island. If you have an interest in combining propane needs with other homeowners, please get in touch with Roger, or call Peaks Island Fuels (Bill Portwine), 766-5700. 

Driveways & yards: During the upcoming years, we'll also have some additional roadwork done, along with some sewer and water system work. LP Murray & Son, and Coleman Excavating, will be on island doing this and related work. If any Class II owners have related “dirt” work, this might be the time to get it done.

Landscaping/gardening: The current contractor servicing lawns and gardens -- Nature's Design -- is also available for private home landscaping projects (see Contact Information). 

Chimney sweeps, Appliance Repair: In the past, winter visits by a chimney sweep havebeen coordinated by the manager. In addition, periodic island visits are made by Bailey Appliance, and folks needing appliance repair should let Roger know so as to be included in the next visit.

A variety of documents including the DCHA Homeowner Manual (4th Edition/2006), and Archives of Minutes (1999 Transition Committee to current BOD, Design Review) are available by download (click on the DCHA-bin/Download link below). This Download bin has been password protected for privacy, and the username and password distributed to homeowners by Notification List. If you do not have this information please call Phoenix Management (Linda Watkins), and provide your name and unit number -- a username and password will be provided.
